ok, long story short:
I have had tenants renting my flat for 1 year 4 months on a ( RENTAL AGREEMENT
FURNISHED ON AN ASSURED SHORTHAND TENANCY)
I have discovered that they have been making porn films in the property for a porn film company that I think they work for or something, The movies are filmed in my flat and the dvds are sold on the internet and lots of adult web pages.
Any way: this is breaking one of my terms and conditions on the contract being : ( 5. Not to receive paying guest or carry on or permit to be carried on any business , trade or profession on or from the property. ) filming the porn films 5 in total from what I have been showed is breaking the terms and conditions. I called a silicotor the other day and they want £260 ph , I mean this is just way to much to pay in my eyes, so is there any other way I can get this tenant out? Please your help will be verry welcome! I live in London UK, . Look forward to your replys! They paid me a deposit this wont be returned
I dont have a problem with porn persay, but when you have fully grown men standing on your expensive kitchen worktops then I have a problem with that, also I dont like the fact that my other tenants can hear them having sex ( man on man action ) doors slamming music playing till 11pm in the bedroom, its just not on in my views. And I dont care that they pay the rent on time. They move the flat around and perhaps causing damage to walls, floors and door frames. So that keys it up. I will use my friends silicotor and he is very very good

Try looking on the Internet for the tenant laws for your area. Check the rental agreement. You should be able to find a clause in the agreement or a law that states the time limit for eviction with cause. Also – get a price from a different law firm.

At least you know what you have and since they are paying, why not drop it. There is no guarantee that the next tenant wont do the same thing or even worse. Porn may be against your morality, but in reality porn is a precious commidity and it brings in cash.

I live in the US but if the rental agreement is a month to month, then give them 30 days notice to vacate. Tell them you are going to move back, that way you won’t make any waves and maybe they will leave peacefully. If not then you will have to go the other route I would assume.

I am not going to ask why you want them to move out since that is your choice. Irregardless of the country, this is the method I employed to get unwanted tenants out of my place. I made sure they were on a month to month tenancy. If they have not renewed their lease the tenancy usually automatically converts to a month to month tenancy. In most leases you have the right to enter and inspect the premises with proper notice. Assuming you have this clause, I suggest you invoke this right and go in and inspect.
Next I suggest you first prepare a written notice of violation of the terms of the lease the tenant is in violation. It should be very specific, note the violation, amount of time to remedy.
Next I suggest you prepare a notice stating that you will be conducting significant remodeling on the premises and that utilities will be interputed for a significant period of time beginning on xx-xx-xxxx at xx:am. Since the tenancy is month to month you are giving them notice that they will need to vacate but will give them notice when the premises are avialable once construction is complete.
That usually send them the message. If after all that they still remain, raise their rent as high as your local law allows. If there is no cap, what is your price to deal with porn being produced in your flat?

IF you aren’t happy with your tenants and the way they conduct their business, its up to you to start the eviction process.
I suspect not only are they breaking the terms of your lease, they may be in violation opf zoning ordinances or rules.
You have to give them the same notice as you have stated in your lease.
If they don’t move, then you have to take them to court.
If the court decides in your favor and they haven’t moved, I’m sure there are procedures

I personally would drop it, it isn’t worth the fight, it isn’t like they aren’t paying rent and are tearing the place up. But if you do pursue this, have an 30 day eviction notice drawn up, but I first would talk to a lawyer, because from your own statement on here it sounds more like a guy with a video camera instead of a movie set style hookup, and if the tenenants fight this it could get very messy. By the way, how did you find out about them making porn?
