Hiya, me and 2 of my friends want to rent a flat together but are having problems getting a 3 bedroomed flat which is nice as apparently we need a flat with a HMO. Is there anyway to get round this as all the nice flats we have seen dont have HMOs and the ones that do are student dives!
Any advice would be great?

Alas, it would appear that you live in an area where the council has said that even two sharers need an HMO licence.
Councils have the right to decide what types of properties need licensing, and some are taking a more “aggressive” attitude than others.
No landlord in his right mind would take you on as tenants. The way the law is written, if you went into a flat that needed an HMO licence, and didn’t have one, then you would be allowed just to turn round and not pay rent, and the courts would rule on your side.
Of course, that this law is supposedly for YOUR benefit. Meant to stop people like me letting out to people like you without an inspector coming round to check up (and take a fee) each year. God forbid that you and I should be treated as professionals able to sign contracts – no YOU need protection!

You and your 2 friend will need a house that has a HMO. Approach private landlords from local papers who maybe willing to let a place to you without one.
Some landlords have difficulties in renting there properties at this time of year even though the property maybe lovely. When at a letting agency ask them if there are any landlords on there books that they could approach to ask if they would turn their property into a HMO. Some landlords maybe willing to do this to get the place rented out.
If none of this works I would suggest 2 of you move in to a flat, and you help the 3rd person find someone else to share a flat with.
