Your landlord should get the tenancy agreement, not you.

It is the responsibility of the landlord to provide a tenancy agreement not the tenant

Yes, the landlord does it, not you. is it private or through an estate agent. If agent, they wil arrange it all. Until you both sign it you are both open to all sorts of problems (though do have basic rights) so do push for it asap. In the nicest way!

I don’t entirely follow your Q. I assume that as you moved in you will have already signed an Assured Shorthold Tenancy ( for a minimum of six months, they can be longer ). At the end of the agreed period your landlord might be prepared to offer you a new tenancy, on the same or different terms, it is up to them, you can ask but not insist.

If you do not get offered a new tenancy then you will be expected to leave if served notice, and should you not go willingly, the courts will fast track your removal. That is the whole point of an Assured Shorthold Tenancy Agreement. No reason has to be given, just that the agreed period has run its course.

When you tenancy ends and if allowed to stay you do not have to be offered a new agreement, the initial and by then expired one just continues to run on the same terms.

There are + and – with a new tenancy as it will tie you down for the full term of any new agreement, equally you will have some security provided you abide by the tenancy agreement. The initial tenancy document can be used as the basis of any new one and by using that you have an idea of what the landlord is likely to find acceptable.

I’m not aware of anywhere you can download one for free, but you can buy one very reasonably from Oyez, the legal stationers and WH Smith also keep them.

If you trawl the net you might find one eventually – but could you trust it?
